Families and sharers. Newer buildings command a premium.
Scarce. Agencies hold most of these. Negotiate.
Which district is right for you?
Each neighborhood has a different character, price level, and expat community density.

City center. Everything walkable: Cascade, Republic Square, best restaurants. Most popular with expats. Premium prices.

Tree-lined residential streets, independent cafés, strong expat community. Quieter than Kentron but still central. Best value among popular districts.

Elevated location with sweeping views over Yerevan. Mostly Soviet-era apartments. More local feel. Good value.

Green, spacious, family-oriented. One of the quietest corners of the city. Further from downtown but well-connected.

Northern Yerevan. Affordable, genuine community feel. Mostly families. Good for longer-term stays on a budget.

On the rise. Affordable with improving infrastructure. The city is moving here — prices will follow.
How to avoid getting scammed
Yerevan has a real scam problem, especially for foreign renters. These are the five patterns we see most often — and how to spot them.
Same apartment, three different prices
The most common pattern: one owner gives exclusive rights to 2–3 agents who each list it at a different price. The agent with the highest price gets more commission. Use Renteor's Dossier feature to see all agents posting a listing and their prices before you call.
Deposit requested before viewing
Legitimate rentals in Yerevan do not require deposits before you see the apartment in person. Any request for upfront payment to "hold" the apartment before a viewing is a scam. Walk away.
Price dramatically below market
If a 2-bedroom in Kentron is listed at $350 when the market is $600–750, it's almost certainly fake. Renteor's trust score flags listings priced >30% below district median.
Listing that never disappears
Some listings are posted and kept active indefinitely as bait — the apartment was rented months ago. Check the listing's age and repost count. Fresh badge means it appeared in the last 7 days.
Agent with no history
New agents with zero track record on the platform carry higher risk. The Renteor agent profile shows how many listings they've handled, how long they've been active, and whether their phone is verified. Prefer agents with 3+ months of history.
Understanding the Trust Score
Every listing on Renteor carries a 0–100 trust score. Here's what it means.
Posted recently, phone verified, price consistent with market, agent has clean history. Safe to contact.
Some caution warranted. May be older, have minor price inconsistency, or come from an agent with limited history. Do your due diligence.
Strong fraud signals detected: invalid phone, price far below market, recycled listing, or agent with scam history. We strongly recommend avoiding.
